Portheimka Center

An award-winning five story office building, Portheimka Center, combines the charm of a reconstructed historic building with the progressive architecture of its new modern enlargement. Situated in one of the most prominent business areas of Prague, the building dominates a city park within Prague 5's main administrative square, adjacent to St. Wenceslas Church. The location offers well-developed infrastructure services and excellent traffic connections to all city districts.

This project was introduced to ACRED after it had sat undeveloped but with a building permit in hand for more than 3 years. Due to a complicated ownership structure of existing land and buildings on the site, the project had been considered by the local development community as “unable to be financed.” By creatively restructuring ownership in the form of a commercial condominium, Acred was able to secure financing for the project. At the time construction was completed, 90 % of offices were pre-leased to reputable tenants and shortly thereafter fully let.
